New build speculative offices on a tight, medieval plot in Borough Conservation Area, Southwark. Maximum development achieved within the permitted ‘rights of light envelope’. Chilled beams and integrated air ducts allow different environmental strategies in the summer and winter. The contextual design gained the conservation and planning authority’s support.
